Before making an offer
Look at a wide variety of houses before making a purchase
decision. It is not usual (nor advisable) for a buyer to see only one house,
fall in love with it and buy it immediately.
As a home buyer, it is very important that you do not make a
hasty purchasing decision simply because you have waited a long time and are
anxious to be an owner. If you already found one or more neighborhoods that you
like, see enough houses in those places to get an idea about the prices or real
estate values.
Then, once the options have been reduced, get down to work.
Investigate factors such as:
The taxes
The school system
The cost of services
The quality of community services (such as firefighters and
police) and everything that will influence your life when you own a home.
When you find a house that you really like, take the time to
think before making an offer. In some markets, you may need to act quickly if
there are not many houses for sale in the area but many buyers. Even so,
analyze the purchase carefully. You are about to make a large investment. It is
important that you make a well-founded decision so that you are satisfied with
the house you choose.
When you have found the house you want and have found out
about taxes, schools and the cost of services, you will be prepared to make an
offer.
Other common
conditions are:
Obtain satisfactory results in a home inspection within a
certain period of time.
Obtain the results of an inspection of the presence of
termites.
Obtain satisfactory test results from wells and septic
tanks.
Request evidence that the property complies with the
requirements of the security and town planning code.
Obtain an appraisal with a value not inferior to the offered
price.
Obtain a satisfactory review by a lawyer of your Purchase
Offer (if the offer was not prepared by a lawyer).
